Chuo-Nippon Land & Building Breaks Ground on Retail Building in Minami-Azabu

Chuo-Nippon Land & Building Co. broke ground in February 2026 on a retail building project, “(Tentative Name) Minato-ku Minami-Azabu 5-2 Project,” in 5-chome Minami-Azabu, Minato Ward, Tokyo. Completion is scheduled for July 2027. The site is a four-minute walk from Hiroo Station on the Tokyo Metro Hibiya Line, along Gaien Nishi-dori, in an internationally oriented area with a concentration of embassies and international schools. The company plans to develop an eight-story, reinforced-concrete retail building.

The building will have a Gross Floor Area of approximately 342 tsubo (approx. 12,170 sq. ft.) on a site of approximately 81 tsubo (approx. 2,882 sq. ft.). MOUNT FUJI ARCHITECTS STUDIO is leading the architectural design, aiming for a streetscape-compatible look while maintaining flexibility for a wide range of retail uses. The plan calls for retail and restaurant uses on floors 1 through 3, service-oriented tenants on floors 4 and 5, and restaurant uses on floors 6 and 7. A roughly 20-meter long-span, column-free floorplate and floor-to-ceiling heights of 3.1 to 3.4 meters below the beams are intended to support highly flexible tenant layouts.

The project is positioned as the second phase of the company’s asset-rotation strategy. The first phase, “Glamtree Kitasando” (Sendagaya, Shibuya Ward), was completed in January 2026, and the company aims to improve capital efficiency through asset turnover.

The project will also incorporate timber from company-owned forests in Hiratsuka City. Offcuts generated during the lumber milling process for wood to be used in the interior of “REVZO Shinbashi” (scheduled for completion in February 2026) will be processed into chips and repurposed as laminated wood, with plans to use it in portions of the ceiling.
