Mitsui Fudosan Enters First For-Sale Residential Development in India

Mitsui Fudosan has decided to participate, through Mitsui Fudosan Asia (Singapore), in the for-sale residential project “Mahindra Blossom” in the Republic of India. This marks the group’s first condominium development in India and its inaugural joint venture with Mahindra Lifespace Developers Limited (MLDL), the core real estate arm of the Mahindra & Mahindra Group.
The property is planned in the Whitefield area of Bengaluru, Karnataka, in southern India. The project will comprise a 30-story mid- to high-rise residential development with approximately 730 units. It is located directly in front of Hopefarm Channasandra Station on the Namma Metro Purple Line, offering strong transit accessibility. Whitefield is one of the city’s leading tech hubs, home to international IT and multinational corporations, and is supported by well-developed commercial, educational, and healthcare infrastructure. The metropolitan population of Bengaluru is growing at an annual rate of approximately 3%, with inflows of IT professionals driving housing demand.
The Mitsui Fudosan Group entered the Indian market in 2020 through participation in a large-scale office development in Bengaluru and established a local branch office in 2023. This expansion from office to residential development underscores the company’s phased growth strategy in India. Japanese developers have been accelerating their expansion into India.
