Sohgo Housing Breaks Ground on First Soundproof Rental Apartment Project in Tokyo’s Itabashi Ward

Sohgo Housing Co., Ltd. commenced construction in December 2025 on a soundproof rental apartment project, tentatively named the “Hon-Hasunuma Project,” in Hasunuma-cho, Itabashi Ward, Tokyo. This marks the company’s first foray into soundproof rental housing, with completion scheduled for March 2027.

The property is located a five-minute walk from Hon-Hasunuma Station on the Toei Mita Line. The building will be a five-story reinforced concrete structure comprising 49 residential units. Unit layouts will range from 1K apartments of approximately 28 sq. m (approx. 301 sq. ft.) to 2LDK units of approximately 58 sq. m (approx. 624 sq. ft.), catering to a broad tenant base from singles to families. A defining feature of the project is that all units will be equipped with soundproof rooms with an approximate sound insulation rating of Dr-60, designed to accommodate needs such as musical performance and video streaming. Design and construction are being handled by Sakata Kensetsu Co., Ltd.

In the soundproof rental apartment segment, Rebrant Inc.’s “Musision” series is widely regarded as a pioneer, with more than 20 years of operating history and over 30 properties supplied across the Tokyo metropolitan area (Tokyo and three surrounding prefectures). The series reportedly has a waiting list exceeding 6,000 prospective tenants, reflecting robust demand that has expanded beyond traditional music students and professional performers to include video content creators and remote workers.

As of 2025, asking rents for relatively new rental apartments (completed from 2020 onward, ranging from studio to 2LDK units) within a 10-minute walk of Hon-Hasunuma Station have been trending at around JPY 15,000 per tsubo (approx. 35.6 sq. ft.), according to editorial analysis based on estie residential research data. Against this backdrop, the subject property is expected to benefit from potential rent premiums attributable to its soundproof specifications.
