Tokyu Land Breaks Ground on JR Ashiya Station South Redevelopment

Construction began on September 4, 2026, on a redevelopment building in the JR Ashiya Station south district in which Tokyu Land is participating as the designated builder. The project is formally named the Hanshinkan Urban Planning Project, JR Ashiya Station South District Category II Urban Redevelopment Project, and the implementer is the City of Ashiya. Tokyu Land joined the project on October 31, 2024, and completion is scheduled for fiscal 2030.

The building will stand on the south side of Ashiya Station on the JR Tokaido Main Line and is planned to connect directly to the station via a pedestrian deck. It will have 11 floors above ground and two basement levels, with a gross floor area of approximately 4,950 tsubo (approx. 176,100 sq. ft.). Retail space will occupy the first and second floors, public facilities the third floor, and housing the fourth floor and above. Daiken Sekkei is handling the design and Shimizu Corporation the construction.

According to the City of Ashiya, the city's total population has been trending downward after peaking at 95,350 in 2015, though it has seen net in-migration among family households in the 0 to 9 and 30-something age brackets.

In Nishinomiya, Tokyu Land has joined the JR Nishinomiya Station Southwest District Category I Urban Redevelopment Project as a participating association member and is developing BRANZ TOWER Nishinomiya, a condominium tower that will be the tallest building in the city, with 377 units and completion scheduled for July 2027. The company has been building up its participation in urban redevelopment projects across Hyogo Prefecture.
