Fukuoka REIT to Acquire Additional Land for Parking at Logistics Facility in Mifune, Kumamoto

Fukuoka REIT announced on February 27, 2026, that it will acquire a parcel of land in Mifune, Kumamoto Prefecture, for JPY 100 million. The site is adjacent to the REIT’s existing logistics asset, “Logicity Kumamoto Mifune,” and will be operated integrally as parking for tenant employees. The appraised value is JPY 121 million, approximately 21% above the acquisition price.
At Logicity Kumamoto Mifune, occupancy is expected to improve in line with the progress of relocations by a major tenant, potentially increasing parking demand beyond the capacity of the on-site parking facilities. The property is located near the Mifune Interchange on the Kyushu Expressway and within approximately 20 kilometers of TSMC’s Kumamoto plant in Kikuyo Town.
Since revising its investment guidelines in 2019, Fukuoka REIT has been increasing its allocation to logistics assets. Including this acquisition, the total acquisition cost of Logicity Kumamoto Mifune amounts to approximately JPY 11.2 billion, representing 4.9% of the REIT’s overall portfolio. The REIT also positions the parking land as an asset with potential for alternative uses in the future.
