JR East Urban Development and Tokyu Land to Develop Large-Scale Condominium Project “BRANZ CITY Funabashi Viale”
JR East Urban Development and Tokyu Land Corporation will jointly develop the large-scale for-sale condominium project “BRANZ CITY Funabashi Viale” on a portion of the former “JR Funabashi Ichibacho Company Housing” site. The development will comprise four buildings with a total of 738 units. Phase 1 is scheduled to break ground in August 2025, with handover planned for March 2028.
The project site is located a 9–11 minute walk from JR Sobu Line and Tobu Urban Park Line Funabashi Station, and an 11–13 minute walk from Keisei Funabashi Station on the Keisei Main Line. Encompassing a site area of approx. 27,060㎡ and a Gross Floor Area of approx. 66,468㎡, the project represents a major residential development. Buildings 1 and 3 will be 14 stories above ground, while Buildings 2 and 4 will be 8 stories, all constructed with reinforced concrete. Unit plans will range from 2LDK to 4LDK. In terms of sustainability, the project will incorporate Tokyu Land’s environmentally advanced “BRANZ” specifications, including rooftop solar panels and EV chargers across all on-grade parking spaces. The developers also aim to obtain ZEH-M Oriented certification.
This project is positioned as the second BIARE × BRANZ collaborative development under the comprehensive business partnership agreement between JR East and Tokyu Fudosan Holdings. JR East Group companies will collaborate on aspects such as fitness room equipment selection and interior planning, enhancing the value proposition by integrating residential functions with lifestyle services.
The surrounding area offers strong lifestyle convenience, with facilities such as the Shapo Funabashi shopping center and Funabashi Municipal Ichiba Elementary School nearby. Together with an adjacent mixed-use rental housing and retail development underway, the project is expected to contribute to broader neighborhood development integrating residential and commercial functions.
