Hulic and Kajima Complete JIYUGAOKA MUSE SQUARE Mixed-Use Complex in Tokyo
JIYUGAOKA MUSE SQUARE, a mixed-use complex in front of Jiyugaoka Station in Tokyo developed by the Jiyugaoka 1-chome 29 District Urban Redevelopment Association together with participating association members Hulic and Kajima Corporation, was completed on July 31, 2026. Move-ins at the rental apartments began on August 1, and the retail component will open on September 17.
The complex stands a one-minute walk from Jiyugaoka Station on the Tokyu Toyoko and Oimachi lines. The 15-story building with three basement levels has a gross floor area of approximately 14,000 tsubo (approx. 498,200 sq. ft.), with retail from the first basement level to the fifth floor, an office floor on the sixth level offering approximately 630 tsubo (approx. 22,400 sq. ft.) of leasable area, and 170 rental apartments in one- to three-bedroom layouts on the eighth through 15th floors.
Retail tenants include a premium supermarket operated by Meidi-Ya and a combined SHARE LOUNGE/STARBUCKS. The fifth floor will house Kodomo Depart Jiyugaoka, which brings together childcare and early childhood education, private after-school care and a pediatric clinic. Mizuho Bank, Mizuho Securities, Mizuho Trust & Banking and Mizuho Realty are scheduled to relocate to the office floor around the fall of 2026.
Hulic made Riso Kyoiku, an operator of cram schools and early childhood education businesses, a consolidated subsidiary in May 2024. In February 2026 it invested in J PREP, which runs English-language schools, and in July it acquired all shares in Tokyo Kyoikuken, the operator of Tetsuryokukai, a cram school specializing in preparation for University of Tokyo entrance exams. Kodomo Depart Jiyugaoka is the third facility in the series, with Shingakai, a company under the Riso Kyoiku Group, operating the unlicensed nursery, the early childhood classroom and the private after-school care program.
The redevelopment also widened surrounding streets, removed utility poles, and created a north-south pedestrian passage through the site, a shared local loading area and a corner plaza. On the east side of Jiyugaoka Station, the Jiyugaoka Higashi District Category I Urban Redevelopment Project is under way across approximately 0.9 hectares (approx. 96,900 sq. ft.), adding retail and business functions along with about 250 residential units, continuing the renewal of the area around the station.
